Whole Home Automation System

Location: Lytham St Annes, UK | Residential | Date: May 2025

This project marked our first full-scale involvement in a new-build home from the ground up. We had the opportunity to oversee nearly every aspect of the property’s technology, including lighting control, heating, irrigation, smart blinds, audio-visual systems, networking, and Wi-Fi ensuring a seamless experience throughout this stunning home.

Project Goals / Challenges:

One of the primary goals of this project was to implement smart blinds for the large apex windows throughout the property, a common challenge in modern homes with expansive glass that maximizes natural light. To address this, we introduced a solution new to our team: Sona Blinds. These innovative blinds are designed to fit the angled apex of the windows, opening out like a fan before smoothly meeting with a set of Lutron blinds below, which handle the straight-drop sections of the windows. The result is a fully integrated, elegant shading solution that combines functionality with design.

Another key component of this project was the building management system we implemented to control the property’s lighting and heating. For this, we relied on our trusted KNX solution. The home features a large open-plan kitchen and living area, where without lighting control, the walls would have been cluttered with an array of switches and dimmers disrupting the clean, modern aesthetic. The KNX system allows multiple lighting circuits to be controlled with a single touch, enabling precise dimming and the creation of custom lighting ‘scenes’ that can be recalled at the press of a button, adjusting all lights in a room to your preferred setting.

KNX’s versatility extends beyond lighting. In this project, it also manages the underfloor heating and irrigation systems. For an intuitive user experience, the system is integrated with Control4, offering a simple interface to manage every aspect of the home, from lighting and heating to the irrigation and much more, all with ease.

Also integrated into the control 4 system was the audio visual system throughout the property. Included in this are 6 zones of Sonos audio and two dedicated entertainment spaces: a 2.1 Artcoustic system in the family room and a 7.2 Artcoustic system in the living room, delivering high-quality sound tailored to each space.

The Result

The outcome of this project is an intelligent home that combines cutting-edge technology with elegant design. Every system, from the Sona and Lutron blinds to the KNX-managed lighting and heating work together to provide convenience, comfort, and control at the touch of a button. The Control4 interface unifies these systems alongside the multi-zone Sonos audio and Artcoustic entertainment setups, allowing the homeowners to effortlessly customize their environment for any mood or occasion.
